Commercial Roofing Systems From Asphalt to Single-Ply

There are different types of roofing currently available on the market. While some businesses and homeowners may opt for traditional asphalt shingle roofs, others choose steel roofing. When it comes to commercial roofing systems, there are additional features that can be provided to protect a roof’s durability, energy-efficiency, and longevity.

Asphalt Roofing Systems

There are 2 basic categories of asphalt roofing systems that can be used for commercial buildings. These are built-up roofing (BUR) and modified bitumen roofing (MBR). These types of systems can also be used for residential apartment buildings and houses.

Metal Roofing Systems

New metal roofs are created with recycled metal content. Due to their consisting of between 30% to 60% recycled metals, they are also 100% recyclable when no longer in use. This makes metal roofs an eco-friendly choice.

Metal roofs also have a longer lifespan than their asphalt shingle counterparts. It’s been shown that these roofs usually last 3 to 7 times longer than the average asphalt roof. When metal roofs are coated with an aluminum-zinc alloy, the can last up to 100 years.

Flat Roofing Systems

While many people may believe that flat roofs are totally flat, this isn’t the case. When these roofing systems are well-engineered, there is a slight slope to them which allows for proper drainage. Thermoplastic, or TPO, is used extensively in the United States, and it comes in second for flat roof materials.

Built-Up Roofing Systems

These roofing systems are made with hard materials and are about half an inch or more thicker. This makes it very difficult for them to be punctured by hail or other types of debris.

Single-Ply Roofing Systems

The most common type of single-ply roofing for residential and commercial buildings is Ethylene Propylene Diene Monomer, or EPDM. A single-ply roof has a membrane layer that provides waterproofing and serves as a weather surface.

It’s recommended that these roofs should be re-seamed every 7 to 10 years. This is important to do even if there aren’t any leaks in the roof.

Thermoplastic Polyolefin (TPO) and Polyvinyl Chloride (PVC) roofing materials are very reflective. Since they can reflect up to 90% of a roof’s heat, energy efficiency can be increased. When commercial roofing systems have these membranes, hundreds of dollars can be saved on energy bills.

Proper Roofing Maintenance

When commercial roofing systems are properly installed and maintained, their lifespan can increase up to 2 decades or more. While it does depend on where the building is located, roofs should be inspected at least once or twice a year. In areas that experience heavy weather conditions, however, inspections may need to occur more frequently.
